About the position

The Business Manager at Olympus Waterside Estates is responsible for overseeing all operations of the property, ensuring financial performance, resident satisfaction, and effective team management. This role involves creating budgets, managing staff, and fostering relationships with vendors and partners, all while embodying the company's core values of customer care, teamwork, trust, family, and fun.

Responsibilities

  • Manage all aspects and operations of the property, including budgets and financials.
  • Ensure exceptional resident satisfaction and foster successful relationships with vendors, partners, and investors.
  • Oversee a team of office and maintenance employees and work closely with Regional Leadership.
  • Analyze monthly performance and budget projections, discussing strategies with the Regional Manager and Regional VP.
  • Complete annual asset business plans and budget forecasts.
  • Review, understand, and report financial information.
  • Cultivate and execute marketing techniques and budgeting.
  • Supervise resident retention, renewal, and leasing programs to maintain maximum occupancy.
  • Train and mentor office staff to implement sales and marketing materials and strategies.
  • Provide direction and oversight to property maintenance staff.
  • Motivate the team to comply with regulations while creating a positive culture.
  • Ensure buildings, units, and amenity spaces are in market-ready condition.
  • Perform regular inspections of the managed property.
  • Bid, negotiate, and manage vendor service contracts and one-time projects.
  • Provide additional reports as required.
  • Promote and teach safe workplace practices.
  • Multitask to meet deadlines in a timely and organized manner.
  • Work a flexible schedule and tour the community with clients, vendors, and staff when needed.

Requirements

  • Minimum 2 years of multifamily Property Manager experience; Luxury A-Class experience preferred.
  • Experience with RealPage/Knock/Onesite Software strongly preferred.
