About the position

The Grounds Maintenance Manager is responsible for overseeing the maintenance of all Association buildings and grounds, ensuring that all mechanical, electrical, and structural systems are properly maintained. This role involves managing maintenance staff, service agreements, and ensuring compliance with safety standards while providing excellent customer service to residents and contractors.

Responsibilities

  • Supervise onsite maintenance personnel and manage service agreements for various services including landscaping, elevator maintenance, and snow removal.
  • Participate in monthly committee meetings and provide written reports to each committee.
  • Maintain a safe and secure environment while supervising and training maintenance staff.
  • Plan, monitor, and appraise job results; coach, counsel, and discipline employees as necessary.
  • Assess repair needs and estimate time required for repairs, determining if professional assistance is needed.
  • Monitor the functions of service contractors and building repair contractors.
  • Inventory and acquire maintenance supplies, ensuring disaster preparedness and crisis management.
  • Be on call for emergencies and projects as assigned by the property manager.
  • Schedule and assign work responsibilities to meet requirements.
  • Request materials, tools, and supplies needed for jobs.
  • Develop and maintain a resource management plan for repair and maintenance needs.
  • Maintain all fire protection and security systems, ensuring compliance and documentation.
  • Inspect emergency equipment and record preventive maintenance activities.
  • Oversee construction, installation, and preventative maintenance of equipment.
  • Train employees in maintenance activities and ensure compliance with safety programs.
  • Prepare budgets, work schedules, and purchase documents related to facility maintenance.
  • Record and report unusual conditions to the Community Manager.

Requirements

  • Minimum of 5 years of experience in management of maintenance department or facility.
  • Knowledge of electrical, plumbing, mechanical, and carpentry trades.
  • Ability to operate tools and equipment related to facility maintenance.
  • Proficient in Microsoft Outlook, Word, Excel, and PowerPoint.
  • Strong interpersonal skills and experience managing staff and contractors.
  • Excellent customer service, communication, and interpersonal skills required.
  • Contract and Project Management experience.
  • Facilities Management Professional designation preferred.
  • AMS designation preferred.

  • Experience in managing service agreements for various maintenance services.
  • Knowledge of OSHA standards and safety regulations.
