About the position

The Maintenance Supervisor at Arterra KC is responsible for overseeing the day-to-day maintenance operations and ensuring the physical upkeep of the assigned property. This role involves compliance with Avenue5 policies and standards, as well as local, state, and federal regulations. The supervisor will manage maintenance tasks, respond to service requests, and ensure the property meets safety and cleanliness standards while fostering positive relationships with residents and staff.

Responsibilities

• Oversee day-to-day maintenance operations and physical upkeep of the property.
• Ensure compliance with Avenue5 policies and local, state, and federal regulations.
• Manage maintenance team to meet daily maintenance tasks and service requests.
• Review and track progress of service requests and identify chronic maintenance issues.
• Perform various maintenance functions including electrical, plumbing, and HVAC repairs.
• Conduct daily inspections of property grounds and common areas for safety and cleanliness.
• Respond to maintenance-related issues in a timely manner as per Avenue5 policies.
• Participate in on-call rotation for emergency maintenance assignments.
• Conduct pre-move in and post-move out apartment inspections.
• Act as a mentor to the maintenance team and promote a professional demeanor.

Requirements

• High school diploma or equivalent required.
• At least three years of experience in property management or a related field.
• General maintenance and carpentry skills required.
• Ability to read, write, and understand English.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management skills.
• Ability to perform basic mathematical functions.
• Valid driver's license and clean driving record required.
